BOOKING. Bookings are made and paid for by one person who is responsible for all the guests and payments. When you receive confirmation of your booking, a legally binding contract exists between us.

DEPOSITS. 20% of the total rental cost is payable in advance to secure the booking if more than two months prior to arrival. Bookings within two of arrival must be paid in full and paid by credit or debit card.

CHECK IN & OUT.  Occupancy is from 4pm on the day of arrival to 11am on the day of departure.

FINAL PAYMENT.  Payment in total should be made two calendar months prior to the date of arrival. Non payment will be treated as a cancellation. VAT is not chargeable. There is a 3% charge on credit cards but no charge on debit cards.

INSURANCE.  Taking out holiday insurance against cancellation is strongly advised. Note also that the rented property is not insured to cover any personal belongings.

SUBLETTING. You are not permitted to sublet the property. The number of people staying should not exceed the number booked which is 1 or 2 people for the one bedroom.

PARTIAL LETTING.  There are no refunds for a partial let. That is a delayed start to your stay, early departure or the arrival of an incomplete group.

 

 

CANCELLATION CHARGES.  For cancellation prior to two calendar months of the arrival date, the balance of your deposit will be refunded in full, less a £10 administration charge.

 

For cancellation less than two calendar months prior to the date of arrival, the total amount for the rented period will be lost. However, any monies we can obtain from re-letting the property, even late bookings, will also be returned, less a £40 administration charge.

 

Note that we cannot guarantee that the cancelled property will be re-let either partially or for the original full rented term.

 

TRANSFER OF CANCELLED DATES

This is possible, without any charge, if undertaken prior to two months of arrival, assuming we have vacancies for the new dates. 

DAMAGE. Fair wear and tear is accepted. The client agrees to keep the property, fitments, furniture in the condition in which it was found. Clients will be notified of damage which  will be taken from their credit or debit card. So far we have not had to deduct anything for damage. Examples of damage include; coffee stains or wine spills on upholstery or bedding, burns on work surfaces, broken china and fitments etc.

PETS.  Please, no pets, even if kept outside.

 

SMOKING. The property is no smoking.
